Modera Douglas Station II
ABOUT

Nestled in the heart of Miami, sit two side-by-side luxury apartment buildings Modera Douglas Station I (MDSI) and Modera Douglas Station II (MDSII)

LOCATION Miami, Florida
TYPE Multi-family
SERVICES PROVIDED Interior Design

Prior to MDSII breaking ground, Mill Creek Residential–a leading multi-family development organization specializing in premier apartment communities–tapped Raymond Jimenez, Founder and Lead Designer of Raymond Nicolas, to design and create elevated amenities and aloft living environments for its residents and neighboring community. At 10,000 square feet of communal spaces, the Raymond Nicolas team designed the building to be an all-inclusive social hub, including two interdependent lobbies, a business center, a sports/movie lounge, fitness/wellness center, and an indoor-outdoor poolside terrace and lounge.

Synonymous with luxury living, this apartment complex offers the best of modern Coral Gables to its residents. Upon entering the lobby, residents are welcomed into a bright and inviting environment. Twelve-foot-tall floor-to-ceiling windows flood the first floor lobbies and amenities with natural lighting. Juxtaposed between intentionally enlarged columns, the dark walnut wood paneling behind the front desk encloses package lockers which residents have access to 24/7. Stacked at 45-degrees, two-tone floor-to-ceiling slats act as distinguishing room dividers while decorative lighting from Bover, Flos, and Delta adorn the entirety of the expansive lobby to create a cohesive flow.

For those looking to watch the big game or to let loose in style, a sports lounge located on the 6th floor amenity level is loaded with hidden beverage centers within a custom walnut and smoked glass kitchenette. A moodier, more robust color palette was selected for this wing and room. Complete with a custom double-sided fireplace, two side-by-side 55” TVs were also mounted on top on each side of the gray oak paneled chase and flue. Creating the perfect space to host multiple simultaneous games and entertainment, the bold and irregular shaped monochromatic rug was selected to help with acoustics, while adding another layer to the overall masculine aesthetic.

Residents can also choose from a variety of lounge and entertainment spaces to enjoy. A refreshing double-height lounge offers space to cool off from a strenuous pool day. Directly off the pool deck, the blush-toned room offers subtle and refined features. The brass and pastel inspired design is meant to have a soothing and calming effect complimented with relaxing posh seating alongside its lovely poolside views. Custom floor-to-ceiling shelving adds a naturally layered element to the matte white finished walls and columns cladded in concrete-like porcelain planks. Situated above one of the plush linen custom sofas, sits the skeleton of a perfectly restored vintage canoe hand sourced by Raymond Jimenez. Brass Roll & Hill pendants line the island of an upper cabinet-less kitchenette, working in harmony to heighten the eclectic elegance of the room.

For residents looking to get some quiet work done by themselves or with a group of peers, the business center within the main lobby offers two private conference rooms and a large custom communal table by CasaDio. The light oak wood porcelain floors and glass enclosed conference rooms play off the black metal accents and custom walnut veneer kitchenette. The sleek and sophisticated furniture creates an industrial loft allure that compliments the design of the neighboring fitness and wellness center. A boldly printed Twill & Texture wallpaper wraps around the fitness center, creating a strong and energetic visual impact in the cardio and free weight spaces. For a more tranquil experience, the main entrance, massage, and yoga rooms have a clean off-white porcelain wood-like floor, along with matte black accents and equipment, resulting in a chicly industrial fitness and wellness center for residents ready to work-up a sweat or slow down and relax.
