Marking Raymond Nicolas’ first large-scale commercial project, Beztak and Krowngold Development  enlisted the design studio’s expertise to fully renovate the common areas of 4Midtown, a newly converted luxury condominium.

Nestled in the heart of Midtown Miami, the design studio renovated the building’s lobby, pool deck, fitness center, corridors, and public restrooms with a refined sense of vibrancy to match the city’s heated and fast-paced report. The custom curved glass reception desk divides two separate seating areas: one with a muted, more calming ambiance, the other with brighter, more colorful finishes.

The usage of similar textures and fixtures creates a common thread throughout the different spaces. Purposefully emphasizing that common thread, oversized skirt pendants from AxoLight and white textured wall art from Modular Arts adorn both seating areas.

The more vibrant seating space features two red leather wing-back armchairs atop two classic off-white and burnt-orange ‘Stingray Red’ area rugs from The Rug Company. On the other end, the more ‘tone-on-tone’ space features a large oatmeal-colored linen banquette that wraps around the entire bottom of one of the main storefront walls.

A fully customized angular, bar-height work table sits atop a white and gray geometric area rug from The Rug Company. The core of the lobby and side walls are equipped with thick horizontal teak slats, placed to artfully hide the storage areas that sit beyond; including the hidden doors to more storage behind the reception desk, also cladded in Modular Arts.
